Rent Payment Policy
How to pay, when your payment counts, and what happens with refunds, all in plain English. Your lease always comes first; this page explains how our payment options work alongside it.
1. Who you're paying
Rent for homes managed by Magnolia Assurant Group is paid to CWDRE LLC. Your payment receipt, Venmo transaction, or bank statement will show CWDRE LLC. Before you send money, always check that the recipient is CWDRE LLC.
2. Ways to pay
- Venmo: to the CWDRE LLC business profile, @cwdrellc. Put your property address, unit, and rent month in the note.
- Mailed check or money order: payable to CWDRE LLC, mailed to 306 Railroad St, Water Valley, MS 38965. Write your property address, unit, and rent month on the memo line. Please never mail cash.
- Online bank transfer (ACH): when this option is offered on our Pay Rent page, payments are processed securely by our payment processor. We never see or store your bank login or account numbers on this website.
After you pay, you can use the "I just paid" form on the Pay Rent page so we can match your payment to your home quickly.
3. When your payment counts
- Venmo: credited on the date the payment is received by CWDRE LLC.
- Online bank transfer (ACH): credited on the date you submit the payment, as long as it clears. Bank transfers usually take a few business days to finish clearing.
- Mailed check or money order: credited on the date we receive it, not the date it was mailed. Please mail it several days before your due date.
Your rent due date and any grace period are the ones stated in your lease.
4. Fees
Online payments carry a $3.50 online payment fee per payment. This covers payments by bank transfer or card through our secure payment page, and payments by Venmo. It's already included on your online rent invoice. For Venmo, add it to your rent amount (the Pay Rent page does the math for you).
There is no fee for a mailed check or money order. If you pay by mail, you may leave the online payment fee off. Late fees, if any, are only those stated in your lease.
5. Returned or failed payments
If a payment is returned, reversed, or fails (for example, insufficient funds or a closed account), the rent is treated as unpaid until a replacement payment is received. Any returned-payment fee is only the one stated in your lease. If this happens, we'll contact you so we can sort it out quickly.
6. Refunds and overpayments
- If you accidentally pay more than you owe, we'll apply the extra amount as a credit toward your next rent payment, unless you ask us to refund it.
- If you pay twice by mistake, contact us and we'll refund the duplicate or credit it to your next month, whichever you prefer.
- Approved refunds are returned to the original payment method when possible, or by check mailed to you.
- Rent that was properly due under your lease is not refundable once paid, except as your lease or Mississippi law requires.
7. Security deposits
Security deposits are handled as described in your lease and as required by Mississippi law, including how and when a deposit is returned after you move out.
